Payment Policies
1. A deposit of 50% is required within 3 days to confirm your reservation
2. Balance payment is due no later than 30 days prior to travel. Reservation made within 30 days of travel requires full amount paid
3. Failure to remit deposit the balance in a timely manner may result in cancellation and fiscal penalty as specified in the cancellation policy
Due to the limited amount of villas, we cannot confirm any booking until 50% deposit is taken.

The occupancy of our villas is based on two persons per bedroom

Cancellation Policies
Short terms rental
Normal Season cancellation within 3 days is subject to 1 night charge
High Season cancellation within 14 days is subject to 1 night charge
Peak season cancellation within 14 days is subject to 1 night charge
Long Term Rentals
Period 1 week up to 2 weeks rental
Cancellation within 15 days is subject to 2 nights charge
Period 2 weeks up to 1 month rental
Cancellation within 15 days is subject to 7 nights charge
Period 1 month up to 3 months rental
Cancellation within 30 days is subject to 15 nights charge
Security Deposit
A 50,000 – baht security deposit to cover possible damage or loos to the rental propery will be taken on a credit card guarantee on arrival at the property. This will be used to settle any cancellation fees for the property, cancellation amendment fees for any extra services arranged, or to settle your final bill for the services payable locally.
Insurance
There is no personal insurance at the villa so you are advised to arrange your own. The owners will not therefore accept any responsibility for any loss or damage incurred by the guest during their stay.
Please note: In the case that a villa becomes uninhabitable due to circumstance beyond the companies control the company agrees to refund the guest the balance of any monies paid on a prorate basis of the room rate.
